One model, from the plot to the handover.

You bring the survey report for your plot and your brief. We read the plot, build one model from it, and produce every discipline’s drawings and quantities from that same model. Each stage is reviewed before the next begins.

From the plot

  1. 01

    Receive the plan.

You send the boundary survey report for your plot from the Land and Survey Department, with your brief: rooms, area and style. The report gives every boundary point as a coordinate.

    Report 1/2024Points 7Arc sides 1
  2. 02

    Read and verify.

We draw the plot from its coordinates, compute every side, the arc and the area, and check them against the report. A figure that does not match is a finding, and it is raised before anything is built on it.

Plot area, recomputed 1,356.40m² The report states 1,356.40 m². Difference 0.00 m².
    Frontage, side 3–4 38.64m On a 12 m earth road.
  3. Apply the zoning, once it is confirmed.

Setbacks, floors and coverage come from your municipality’s zoning for the plot, never from a habit. Until they are confirmed, the setback is drawn as an assumption and labelled as one.

Buildable zone 720.99m² With a 4.00 m setback on every side: an assumption to confirm.

To one model

  1. 03

    The model, before any drawing.

Plans and a 3D model with finishes, which you review and adjust before a single construction drawing is made. Drawings are a rumour; the model is the truth.

  2. 04

    Structure, in the same model.

Columns, beams and slabs are modelled on the same grid, at the same levels. Foundations are not finalised without a soil investigation report.

  3. 05

Complete MEP, not a sketch of it.

Electrical, mechanical and plumbing are modelled complete, in the same coordinates. As each system arrives, every crossing with the structure is found and counted.

  4. 06

Coordination: count, resolve, list what is open.

Every clash has an ID, an overlap in millimetres and a state. Resolved rows stay in the list. What is still open is named, with its reason, before drawings are issued.

Clashes found 14 In the sample model on this page.
Open 1 CL-0417, duct through transfer beam.
  5. 07

    Signed, then handed over.

Every drawing and model is reviewed and signed by an engineer registered with the Jordan Engineers Association before it is delivered. You receive DXF and DWG drawings, PDFs, the model and a walkthrough video, organised with clear layers and naming.

Disciplines

Six disciplines, one set of coordinates.

Every discipline starts from the same model, so a change in one is seen in all of them. That is where fewer clashes come from.
